Cairns Building Inspection & Pest Control’s services were established due to the need for Commercial premises built prior to 2004 to comply with new legislation brought into effect on 1 January 2006, namely the Code of Practice for the Management and Control of Asbestos in Workplaces.
If you are an owner or are in control of a workplace or commercial premises, you must comply with the Workplace Health & Safety Regulation 1997 in relation to the identification and management of asbestos – failure to do so is an offence.
The legislation outlines specific obligations to employees, workers, contractors and occupants.
All commercial buildings built prior to 2004 are subject to these regulations. You must have in place:
- Asbestos Registers
- Asbestos Management Plans
- Training for workers and occupants in relation to the dangers associated with asbestos.
It is an offence to sell, lease, demolish or renovate a commercial building unless you comply with these regulations.

Asbestos Testing
Cairns Building Inspections & Pest Control recommend that samples of material suspected to contain Asbestos fibres are only taken by an experienced technician and analysed by a NATA accredited laboratory.
Any samples taken by Cairns Building Inspections & Pest Control are examined in accordance with the methodology outlined in the Australian Standards (AS 4964 – 2004) – Method for the Qualitative Identification of Asbestos in Bulk Samples.
